I want to redirect requests to /events/* that don't request a real file to new_index.php
This is what I'm trying:

RewriteCond %{REQUEST_FILENAME} !-f
RewriteRule ^/events/(.*)$ /events/new_index.php [QSA,L]

It's working now but it redirects everything in /events/ even if it's a file, what am I missing in the RewriteCond?
