Lease annulment agreement

This agreement releases Mike, referred to as Mike from the lease of Our house. Signing this irrevocably grants Mike the right to leave the lease, forfeiting all rights, and clearing him of all responsibilities finical and otherwise associated with the lease, at any time after vacating the premises at his discretion. He is leaving of his own free will, and this is not an eviction or similar.

This document is recommendation for and from all parties involved. 

Chris will be responsible for finding a new roommate, and any costs associated with finding a new roommate, or time during which the property is vacant.

Reimbursements:

Christopher , referred to as Chris, will be the person responsible with finding a new roommate. He will also reimburse Mike for the unused portion of month for internet and rent, which will be calculated as Rent + Internet (days remaining in month / total days in month).

Chris will buy out Mike’s portion of the security deposit. This will be determined by the landlord after a walk though of Mike’s room. Any damages for whom it is uncertain who caused, will be divided by 4, and mike will forfeit 1/4th of that amount, from the security deposit. Arranging the walk though is Chris’s responsibility. Failure to do so before Mike moves out will result in the return of 320 dollars for the security deposit. 

Chris will buy out Mike’s portion of the garbage service, and will be responsible for transferring the account from Mike’s name to his own. Mike’s signature on this page consents to this change

The reimbursements must be paid no later than 28 days after Mike has invoked this agreement. 

At Chris’s discretion he may collect this sum from the new roommate. 

Utilities 
Mike is responsible for paying the used portion of the month in gas and electric, to be calculated as ¼ RGE bill (days used in month / days remaining in month). Mike must be notified of this amount within 28 days of leaving, and must pay within 28 days of receiving notification. 

Failure of either party to pay either the reimbursements or utilities by the deadline will incur a 25% penalty. 

All dates in this document refer to the date which Mike vacates the property, unless explicitly stated otherwise

This agreement is legally binding. Any section found to be unenforceable or legally void will not affect any other section of this agreement. 

Original signed copies of this document shall be given to Mike and Chris .

Mike is also solely responsible for the damages to the laundry room light and floor in the kitchen and must work out these charges with Don Hamblin before he moves out.  Failure to do so will result in the full forfeit of his security deposit.
